    Following are the features and benefits of BSN Property Loans:

    • You get financing up to 100% of the property value.
    • You can get a loan for up to 35 years. You cannot be more than 70 years old at the end of the loan period.
    • You get financing to purchase a new residential house, residential house under construction, completed new house from its owner, bungalow lot and building a house, mortgage refinancing, or to purchase a shophouse or a commercial lot.

    Types of BSN Housing Loans schemes

    Following are the various types of home financing schemes offered by BSN:

    • BSN MyHome Residential Property:
    • You can take a loan for purchasing a new residential house or a residential house under construction, completed new house from its owner, bungalow lot, mortgage refinancing, and shophouse or commercial lot. Malaysian citizens can avail BSN MyHome Residential Property loan.

      Age 21 years and above. Should not exceed more than 70 years at the end of the loan tenure.
      Income Should have a regular income and must be capable of making repayments.
      Other requirements Property must be located in Marketability Factor 6 and above. Under construction and completed properties can be purchased.
      Loan tenure 35 years or 70 years old at the end of the loan tenure.
      Margin of financing 95% of the loan amount including MRTA.
      Packages

      Second Charge Package:

      This package is for government agencies and government servants who are entitled for a home loan. This is an additional loan in the event the existing loan is not sufficient.

      2 Generations Package:

      This is a joint loan that is taken by 2 generations, parents and children. The loan tenure is longer. Parent must have a steady income for the next 5 years. Children should be graduating in 3 years’ time.

      There is no lock-in period for financing tenure of 30 years for financing above RM350,000.

    • BSN MyHome Program Perumahan Rakyat:
    • This scheme is intended to help those who are self-employed or those who have irregular income. This scheme is offered to Malaysian Citizens. This scheme finances your first home for own residence. The financing is available for low-cost properties.

      Age 18 – 60 years.
      Income Minimum - RM1,000 per month.
      Other requirements Joint or individual applicants can apply. You must provide proof of self-employment.
      Loan tenure 35 years.
      Margin of financing 100% of the loan amount including MRTT or MRTA and TLRT.
      Financing amount Up to RM120,000.
    • BSN MyHome Commercial Property:
    • This scheme provides you loan to assist you in acquiring a completed commercial property.

      Age

      21 years and above.

      Age should not be more than 65 at the end of the loan.

      Income Minimum - RM1,000 per month.
      Other requirements

      Joint or individual applicants can apply.

      You must provide proof of self-employment.

      Loan tenure 20 years or till you turn 65 years old.
      Margin of financing 85% of the loan amount plus 5%  MRTT or MRTA.
      Financing amount Up to RM120,000.

      There is no lock-in period for a loan amount of RM350,000 and above with loan tenure of 30 years.

    • BSN MyHome Youth Housing Scheme:
    • This scheme is designed to aid married youths buy their first home. This scheme is available to Malaysian citizens. While submitting the documents, a valid marriage certificate should be submitted. The loan allows married youths to buy a completed, under construction, or subsale properties. As an aid to the monthly installments, RM200 will be credited to customer's account for 2 years every month by the government.

      Age

      25 – 40 years.

      Age should not be more than 65 at the end of the loan.

      Income Minimum - RM10,000 per month household income.
      Other requirements

      Joint or individual applicants can apply.

      Must be a first-time buyer.

      Must have proof of purchase.

      Must be a BSN GIRO or GIRO-i account holder.

      Loan tenure 5 – 35 years.
      Margin of financing 100% of the loan amount plus 5%  MRTA.
      Financing amount RM100,000 – RM500,000.

      There is no lock-in period for a loan amount of RM350,000 and above with loan tenure of 30 years.

    BSN Property Loans interest rates

    The interest rates are as follows:

    BSN MyHome Residential Property

    RM100,000 and below: Base rate plus 3%.

    More than RM100,00 – RM300,000:

    1 – 2 years: Base rate plus 1.10% (non-completed property – 0.85%) for ZEC and Base rate plus 0.70% (non-completed property – 0.45%) for non-ZEC.

    Above 2 years: Base rate plus 1.10% for ZEC and Base rate plus 0.70% for non-ZEC.

    RM300,000 and above:

    1 – 2 years: Base rate plus 1% (0.85% for non-completed property) for ZEC and Base rate plus 0.60% (0.45% for non-completed property) for non-ZEC.

    Above 2 years: Base rate plus 1% for ZEC and Base rate plus 0.60% for non-ZEC.

    BSN MyHome Program Perumahan Rakyat Base rate plus 3%.
    BSN MyHome Commercial Property

    RM100,000 and above:

    1st year: Completed property:

    Non-ZEC: 3%

    ZEC: 4.25%

    2nd year: Completed property:

    Non-ZEC: Base rate plus 1.50%

    ZEC: Base rate plus 1.50%

    3rd year: Completed property:

    Non-ZEC: Base rate plus 3.20%

    ZEC: Base rate plus 3.30%

    RM250,000 and above:

    1st year: Completed property: 4%

    2nd year onwards: Completed property: Base rate plus 1.50%.

    BSN MyHome Youth Housing Scheme Ranges between base rate plus 0.60% to base rate plus 3%.

    The Base rate is 3.95%.

    Fees and charges

    Following fees and charges will be applicable:

    Late payment charge Monthly installment in arrears * 1% * number of days overdue/365.

    Eligibility criteria

    You can apply for a home loan if you are above the ages of 18 and above. The loan tenure should end when you are 65 - 70 years old. You will have to meet the minimum income requirement as well.
